This new 13-story mixed-use apartment building in the heart of San Francisco provides much-needed housing along with 9,000 square feet of retail space and 215 underground parking spaces. Above the ground-level retail, 419 residential units enjoy access to such amenities as a basketball court, a swimming pool, and a rooftop terrace.
Integral Group provided mechanical, electrical, and plumbing design services for the complex. Our designs aimed for energy efficiency while providing the tenants a healthy, comfortable, and beautiful place to live. Specifically, we designed a variable refrigerant flow (VRF) heating and cooling system for the retail spaces and fitness rooms and pool lounge. VRF provides a high level of user control by varying the flow of refrigerant fluid to match the specific heating or cooling requirements of individual areas within the building. This also increases the efficiency of the HVAC system and reduces energy use throughout the retail spaces. VRF additionally has the ability to intelligently transfer heat between adjacent spaces instead of just exhausting it.
The residential units in the building are ventilated by supply air from the roof, with a minimal need for cooling. They are heated with energy-efficient wall-mounted radiators and use natural gas distribution systems for ranges. Integral Group also designed a parking garage exhaust system to eliminate fumes from the underground parking.
